Belas Clube de Campo Use Regulation

Today, BCC comprises over 1,000 families of 30 nationalities, with various services across an area of approximately 500 hectares. Adherence to the Use Regulation is fundamental to ensure controlled, standardized, and consistent management that adds value to the property of all residents.

Cleaning, works, and jobs

Obligation to keep properties clean and in perfect condition. After the completion of works, all materials and waste must be removed, so that they are completely clean and tidy.
Construction work must be carried out during the following hours:
Weekdays: 08:00 – 18:00
Saturdays: 08:00 – 18:00 (only inside already built properties)
In the case of already constructed buildings, it is not possible to alter, either with new works or due to lack of repair, the safety, architectural line, or aesthetic arrangement of the buildings.

PETS

Pets must be kept within their owner’s property, and during walks, they must be on a leash.
It is the residents’ responsibility to pick up their pet’s waste.
It is forbidden to have dogs listed in the National List of Dangerous Breeds.

TRASH AND BURNING

Recyclable waste must be separated and placed in the existing eco-points within the development. Planbelas does not collect recyclable waste.
All types of trash and waste must be kept in appropriate containers, which should not be visible or emit odors.
Bulky household waste, scrap metal, electrical and electronic equipment waste, and light bulbs must be placed in specific eco-points or managed according to PLANBELAS procedures.
It is not permitted to place green waste outside the lot areas.
It is forbidden to light fires, namely to burn any type of waste.

INFRASTRUCTURES AND BASIC SERVICES

- PLANBELAS, in collaboration with the competent authorities, will ensure the proper maintenance, conservation, and functioning of the development’s basic infrastructures and services.
- The costs described above, as well as the other services of the development such as Surveillance, Resident Support and Information Service, Recreational Equipment Maintenance, among others, will be borne by the owners of all existing real estate units, through the payment of the Contribution for Maintenance of Infrastructures and Basic Services (CMISB) – For more details on the costs of maintaining infrastructures and basic services, consult our Activity Plan

PAYMENT RESPONSIBILITY

The payment of the contribution is the responsibility of each owner and cannot be avoided, nor can its amounts be reduced, claimed, or discounts granted, due to the fact that some part or all of the development’s infrastructures are not completed, or a specific action has not been carried out.

FREQUENCY AND VALUE OF THE CONTRIBUTION

The contribution values are fixed annually by Planbelas and come into effect on January 1st of each year.

BILLING AND PAYMENT OF THE CONTRIBUTION

The contribution payment is made quarterly, by the 10th day of the middle month of the quarter. To sign up for direct debit, simply send an email to: residente@belasclubedecampo.pt
Failure to pay by the scheduled dates will result in a 3% surcharge on the contribution amount, without prejudice to the application of default interest at the legal rate in force.

COMMUNICATION OF PROPERTY TRANSFER AND LEASE

Owners must inform PLANBELAS of any property transfer or lease, indicating the name and address of the respective owner/tenant, the date on which the transfer or lease will take place, as well as other relevant information.

BUILDING CONDOMINIUMS

Owners, through condominium administrations, must keep Planbelas informed about the decisions of condominium meetings.

BINDING NATURE

The Belas Clube de Campo Use Regulation is binding and accompanies the property.

CHANGES

Owners accept the unilateral update of the terms of the Use Regulation (…)

TRANSFERABILITY

Owners undertake to include the obligations provided in this regulation in all successive acts and transfers (…) as a condition inherent to those same facts.
